GUIDELINE TO QUALIFY

  • Your household income must equal 3 times the amount of the rent

  • You can not have any outstanding judgments, tax liens, or evictions (if you had a previous eviction it must be paid off)

  • Past due and/or late payments are evaluated on an individual basis

  • $25.00 non-refundable application fee for each non-married individual

  • $30.00 for married couples. (in office only)

  • All individuals over the age of 18 must apply

TENANT GUIDE LINES

 

PAYING RENT:

Rent checks may be mailed to Trust Properties, however it must be postmarked no later than on the 2nd of the month.  Tenants may pay rent online through the Tenant Portal for free via check. Be aware there is a fee if you pay with Debit or Credit Card. Rent paid by check or money order may be dropped off at the front reception area.  There is a drop box in front of the office for after hours.  After the 5th of the month only Money Orders of Bank checks will be accpeted (we do not accept cash).  Late charges will be assessed starting on the 6th day of late payment. Late fees are 10% of the outstanding rent amount

REPAIRS:

Maintenance requests should be entered through your tenant portal (same area where you pay rent).  Phone, text, or email will not be accepted for maintenance requests. In case of an emergency please call 911.

ROOMATES:

All adults (18 years old and older) living in the property have the same responsibilities. Each adult is responsible for making sure the full rent is paid and for any damage or other issue that may occur. If the full rent is not paid by the due date evictions proceedings will commence against all occupants, not just the one that didn’t pay.

If you have roommates and one or more want to move out, they will need to follow the same general process for move out. To add a new roommate, they must submit an application and be approved by the same process as you were approved to initially rent the property. To change roommates, we must do a written amendment to your lease. If a roommate moves out early, all roommates must sign off on it. Security deposits will not be released until all roommates have moved out of the home..

PETS:

Some properties allow pets. Trust Properties does not charge a pet deposit.  Be aware if you have a bully breed you need to carry renters insurance covering the dog.  Trust Properties must be listedas a rider on the policy. Any pets must be up to date with all their shots. A copy of the city license (if required) must be brought to our office. The type, size, and number of pets accepted will vary for each property. If you have pets it must be specified on the lease. If you do not have a pet, but decide to get one after you move in an amendment to your lease is required. The city of Las Cruces requires a pet license from the city for each pet. You are not permitted to add additional pets without a written amendment to the lease. The city of Las Cruces requires a Residential Kennel Permit from the Animal Control Office if you have 3 or more pets.  Cats are not permitted in any property that has carpet.

INSURANCE:

Trust Properties strongly recommends you carry renters insurance. Trust Properties and the Home Owner is not responsible if your items are damaged or lost due to a break in.

MOVE OUT NOTICE:

Trust Properties must receive a 30 day written notice of your intent to vacate the property. If a 30 day written notice is not received you may lose your security deposit.

UTILITIES:

All utilities must be put in the tenants name within 5 days of move in.

MAIL BOX KEYS:

Mailbox keys are issued by the Main Post Office in Las Cruces.  They require a copy of your Lease Agreement to receive mailbox keys.

MOVE IN REPORT:

Trust Properties gives 4 days to submit a move in report. It is your responsibility to get the move in report to us. If Trust Properties does not receive a move in report we must assume everything is in perfect condition.

BREAKING THE LEASE:

Trust Properties does not have a lease break fee. You are responsible for paying all utilities and rent until the home has been re-rented. Once a new tenant is found you will be released from your lease. Under no circumstances are you allowed to sub-lease. There will be a fee for writing a new lease with the new tenant.
